Property and Cancellation Policies :

- Cancellations made prior to 14 calendar days of the date of arrival: Your deposit becomes non-refundable.
- Cancellations made between 14-0 calendar days of the date of arrival: will not be refunded.
- All changes and requests made subject to availability.
- No refunds will be given for early check-out.
- Our cancellation policy will be upheld and we will not issue refunds due to inclement weather or any type of emergency.
Terms and Conditions
What we are/not:
We are not a hotel. We are a small, family run 4 bedroom B&B with some additional cottages for future expansion. At full build out, we will offer 19 guest rooms plus luxury yurts for camping on our 19 acres, in addition to our historic 1800s dairy barn for special events. We have chickens, goats, guinea hens, turkeys and ducks that roam around the property, and all are very friendly so no need to be alarmed when you see them. (They also love having their pictures taken and posted on instagram. We're @stonehillsfarmhouse if you'd like to follow our progress.)
3:00 PM - 8:00 PM. Arrivals after 8pm will be charged a $35.00 per room late fee. Please plan accordingly. If you are going to be later than your chosen check in time, please call us before 3pm on the day of check-in to give an estimated arrival time. Failure to arrive by 12pm without prior notice will result in automatic cancellation of reservation. Valid ID is required to check in. Don’t forget it at home! Failure to produce ID will result in automatic cancellation with no refund.
11:00 AM. Check out is at or before 11:00am, or a fee of 50% of the room rate will be incurred.
Tavern & Outside Alcohol:
Our tavern is currently NOT open. Due to our small size, we cannot afford to keep a bartender on staff at all times. At this time, our bar is used for special events only. For this reason, we have included Mini Bars in each room that are stocked with a great selection of beer and wine for purchase at a reasonable price. Outside alcohol is not allowed. If you would like to purchase larger bottles of wine or cider from the Tavern, you may do so by contacting us at (845)377-6015 until 8pm nightly. Evidence of outside alcohol will result in a $30 per person, per night corkage fee.
Please place all room keys on the bar after check out if there is no staff member nearby. There is a $60.00 replacement fee for any lost or un-returned key.
We have free parking available onsite (monitored by Arlo security cameras); 5 spots when you first pull into the driveway and 3 spots behind the cottage at the very top of the driveway. If you pull up and find that the spots at the top are taken, feel free to unload your bags there before driving back down to park in the lower section. Please do not park in the driveway, on the grass, or anywhere designated “No Parking”. Stonehill’s Farmhouse is not responsible for damage to or theft of property left in vehicles. Please keep valuables with you at all times.
Breakfast is available each morning at 9:00am. European cold style breakfast is available M-F. American hot style breakfast is available on Sat/Sun. If you have plans which require you to eat much earlier or later, we can usually accommodate them if you give us a heads up at least 48 hours before your day of check-in. Self serve coffee and tea are also available in the Tea Room whenever you need it.
We offer luxury, organic bed and bath linens, which our guests love, however keeping them damage free is a big challenge and expense. For this reason, we have included dark colored muck towels and paper towels in each room for use if you need to clean up any spills, remove makeup, clean mud from your shoes, etc. We understand that accidents happen (and when they do please let us know asap), but any blatant and unreported damage to bedding or white towels that cannot be salvaged will be charged at full replacement value.
Central AC & Heat:
The Farmhouse has central AC & heating. Due to the old age of the house, it does not have individual room temperature controls. We strive to keep everyone happy by keeping the Farmhouse at a comfortable median temperature. We have included personal fans in each room as well as window screens, those guests seeking cooler temperatures are welcome to open their windows for more air circulation and those guests seeking warmer temperatures will be supplied with additional blankets upon request. Guests are welcome to use individual space heaters free of charge, these can be found in the Library. Please DO NOT leave these ON when leaving your room due to risk of fire.
The Farmhouse does not allow pets of any kind. Evidence of pets will result in a $250 fee. Well behaved, leashed pets are welcome in The Cottages for $25 per night, per pet. Please inform us if you will be traveling with a pet, and please respect your fellow travelers by cleaning up after your pet. Any property damages incurred by your pet will be charged to your card on file or billed to you after check out if no card is on file.
Farmhouse guest rooms are double occupancy, this means that no more than 2 people can share a room without prior notification. Additional people in rooms can be accommodated with prior notice for an additional fee of $25 per night, per person (this includes children, babies, and toddlers). Single-size memory foam rollaway beds are available for an additional $35 per stay. Cribs are not available. Smoking & Smoke:We are a smoke free property. This includes e-cigs. If you'd like to smoke, please go off property or to a designated smoking area. Also, we do not allow candles or burning of any kind in the room or in common areas. Evidence of smoking, e-smoking or burning of anything will result in a $750 cleaning fee.
Please do not put anything other than firewood into the fireplace. Please make sure the fireplace screen covers the opening of the fireplace AT ALL TIMES. Do not put any of the following into the fireplace as it can create dangerous chimney fires:
Commercial photography is not permitted at Stonehill’s Farmhouse without express written permission from hotel management.
Our property features 19 acres of private wooded hiking trails to Arrowood Farms and Westwind Orchard. Closed-toed shoes, bug spray, and flashlights are strongly advised. Although our trails are groomed, please be advised that things like poison ivy and bugs exist in nature, so be sure to dress accordingly. Stonehill’s is not responsible for injury or for picking you up should you choose not to walk back. Please exercise responsible judgement in helping to keep our magical trails litter free and safe.
We do not have a restaurant on site. We are lucky enough, however to have Arrowood Farms and Westwind Orchard right in our backyard, so if you're up for a short hike to either (or both!) be sure to bring some boots as our trails can sometimes get a little slick after any inclement weather. Other places to check out are Butterfield, Rough Cut Brewery, The Spy, The Roost, Hash, The Eggs Nest, and The Stone House Tavern.
If you’re staying for more than 3 nights (cool!), we will tend to your room upon request. One and Two night stays will not receive housekeeping services unless you please inform us of any more urgent matters: messes, spills, or otherwise that need to be tended to sooner. If your Mini-Bar needs refills, let us know and we’ll restock!
As a small business, cancellations are detrimental to our business. Since we have so few rooms, if everyone were to pre-book and cancel we would simply not be able to keep our doors open. For this reason, we have no choice but to have a strict cancellation policy. If you do have to cancel and we are able to fill your room, we will always honor your money back. Thank you for understanding.
