By reserving this property, Guest(s) agree to the following:

PAYMENT and TERMS at Check-in, Check-out:  Full Payment is due in advance of check-in including reservation, taxes, deposits and any additional services.

CANCELLATIONS: Refunds due to cancellation are subject to the applicable policy as of the date of reservation. See cancellation policy.In the event of owner cancellation due to acts of God (Eg. Flood, tornado, earthquake, Pandemic, etc.) owner will refund payments received net of 3rd party fees unless blocked by third party representative.

DAMAGE and DISTURBANCE: Tenant shall be financially responsible for any damage to the property over and including the security deposit. Renters shall be responsible for any obnoxious or offensive behavior or disturbance by tenants or guests. This agreement may be terminated and renters evicted without refund for violation at the discretion of owner. Damage may include, but is not limited to: Walls, appliances, furnishings, plumbing, electrical, Landscaping, entire exterior of house .

GUEST LIABILITY WAIVER- Waive owner liability and to hold the owner harmless from all use of the property. Guest also holds harmless the owner for any accident, incident or activity that may happen on the property whether indoors or outside.- Hike and enjoy nature at your own risk. Exercise extreme caution when hiking, especially near edges of cliffs and waterfall. Trails may be uneven and slippery/muddy when wet. - Children must be closely supervised at all times. In case of accident or injury, registered guests agree to take full responsibility for the safety of and cost of medical care of minors and all associated users of the premises including, but not limited to their guests not named in the reservation and/or minors. An additional written liability release may be required of guests upon arrival.

PARKING: Parking Is free for one vehicle per reservation in designated parking place. Additional vehicle parking is subject to owner approval and additional fees.

PETS- No un-registered animals. A pet fee is due on a per pet per night basis.- Pets may be allowed subject to approval by the owner. No cats will be approved due to prevalence of allergies to cats among potential guests.- All pets brought indoors must be housebroken. Additional fees will be charged for damage or evidence of urine or pet feces.- Furniture, including beds and couches is for humans only. Keep pets off of furniture.- DO NOT leave pets unattended inside house unless in a kennel. Dogs left in unfamiliar places without owners tend to get nervous and chew things up.- Clean up pet feces from any/all outdoor areas used for human foot traffic.

1. Check-in is at 3PM CENTRAL TIME and check out is at 10AM the day of departure. Early arrival or late departure is subject to approval of the owner and may require additional fees.
2. No smoking in the house, Smoking is allowed outside only. Do not discard cigarette butts anywhere on the grounds.
3. No shoes inside interior living spaces. Leave shoes outside on covered porch.
4. Use trails and please stay off the moss in natural areas. Basic "leave no trace" rules apply for outdoor activities.
5. Fire is allowed in fire pits or BBQs only under constant supervision. All fires must be completely extinguished before leaving unattended.
6. Report any problems promptly to the owner via text, phone or in person. We are almost always nearby to help and we do our best to make your stay enjoyable. Please give us the courtesy of allowing us to remedy problems instead of giving a negative review.
7. No public intoxication or loud parties on the property. Quiet hours after 9PM Central time. Failure to comply with quiet hours may result in immediate eviction.
8. At check-out,
a. Place bagged trash in the large outdoor receptacle near host’s house or other designated place.
b. Cabins may be stocked with DVD movies, books, puzzles and games. Return them to cases and on shelves, organized as you found them.
c. Turn off and close all valves to gas grills and stoves when finished cooking. Turn down fireplace, but do not turn pilot light to off.
d. When using the charcoal grill, allow coals to cool completely before emptying the grill into a metal container then transfer to the outdoor fire pit.
e. Wash dishes, pots, pans and utensils and place in drainage rack.
f. Place wet or used towels in the bathroom shower/tub. Place all used bed linens on floor next to the bed. If unused, Leave in place.
g. Set thermostat to 50 degrees in winter. Turn thermostat off in warm weather.
h. Turn off lights, shut all open windows and firmly close all doors and tent flaps.
i. Primitive campsites and tents: return batteries, battery containing light bulbs, water containers, etc. to owner’s house.

DISPUTE RESOLUTION:  All disputes will be resolved according to the laws of the State of Tennessee by arbitration in Marion County, TN.
