PEAK SEASON ( DECEMBER - FEBRUARY )
A 1 night deposit , per room (1 night is required for the first 7 days booked and 1 day for every 7 days after), is required to secure bookings. A deposit request will be sent by the hotel after your booking is made.
B For ALL bookings for/overlap 20 Dec - 5 January FULL pre payment is required. Payment request will be sent after booking is made.
The deposit/pre-payment is non-refundable.
3. For NO SHOWS, The deposit is non-refundable.
4. In case of early departure, the hotel will not refund monies paid.
HIGH SEASON ( MARCH, APRIL, NOVEMBER )
A 1 night deposit, per room (1 night is required for the first 7 days booked and 1 day for every 7 days after), is required to secure bookings. A deposit request will be sent by the hotel after your booking is made.
Refunds for cancellations will be made as follows:
1. If the booking is cancelled more than 30 days prior to arrival, the deposit will be refunded, less 1 night per room and bank handling charges of 5% of the amount of the deposit or 500 Thai Baht (whichever is greater).
2. For cancellations less than 30 days prior to arrival, the deposit is non-refundable.
3. For NO SHOWS, The deposit is non-refundable.
4. In case of early departure, the hotel will not refund monies paid.
LOW SEASON ( May - Oct )
A 1 night deposit, per room (1 night is required for the first 7 days booked and 1 day for every 7 days after), is required to secure bookings. A deposit request will be sent by the hotel after your booking is made.
Refunds for cancellations will be made as follows:
1. If the booking is cancelled more than 14 days prior to arrival, the deposit will be refunded, less bank handling charges of 5% of the amount of the deposit or 500 Thai Baht (whichever is greater).
2. For cancellations less than 14 days prior to arrival, the deposit will be non-refundable.
3. For NO SHOWS, The deposit is non-refundable.
4. In case of early departure, the hotel will not refund monies paid.

In the event that more than the declared number of occupants (on reservation) attempts to check in, the hotel reserve the right to refuse check in with NO refund of any monies/deposit paid.
In the event that more than the number of maximum occupants (of a room) attempts to check in, the hotel reserve the right to refuse check in with NO refund of any monies/deposit paid.
In the event that more than two adults attempt to check in to a Superior Room or Summer Suite or Penthouse, the hotel reserve the right to insist a (charged) extra bed is also rented (maximum one). (The Standard Room and Double Queen Family Suite cannot accommodate an extra bed).
Any refunds/actions not governed by The Hotel Act of Thailand, are at the full discretion of the hotel.
Any other matters/disputes not governed by The Hotel Act of Thailand, are at the discretion/decision of the hotel.
