Rates are for single or double occupancy and do not include taxes.
We do not offer occupancy-based pricing nor do we offer rates for additional guests.
Dining, alcohol and other paid amenities are not included in the rate unless specifically purchased as a part of an inclusive package.
All rates for lodging, packages and amenities are subject to change unless you have a confirmed reservation. Please keep in mind our rates vary seasonally.
Direct booking (via our website, phone or email) offers our most affordable rates. All booking through third party channels incur an additional 15% increase (calculated on the channel).
Each reservation is subject to a $75 cleaning fee.
WEDDINGS & EVENTS
Osceola Mill is not booking any weddings or events until further notice. Please contact us at firstname.lastname@example.org with any questions.
While we are most popular as a romantic retreat for couples, we also offer the option of booking out the entire mill house (or the entire property).
Please contact us via email (email@example.com) prior to making any large party reservations or full-house/full-property bookings.
Booking details and rates for large party reservations or full-house/full-property bookings will vary from standard lodging rates.
We do not allow large party reservations or full-house/full-property bookings without prior approval and an agreed upon contractual arrangement for the reservation/event.
All lodging guests have 24/7 access to our communal guest lounge located on the first floor of the main mill house. Upon entering the door of the main mill house, the guest lounge is directly on your right.
The guest lounge features a complimentary coffee/tea bar equipped with a Keurig machine, water dispenser and ice machine.
Osceola Mill uses self check-in beginning at 3PM. Please view the digital guidebook emailed to you the morning of your check-in date for procedures.
Check-out is by 11AM. Please remember to gather all personal belongings and turn off the TV and lights before leaving. Thank you!
The Osceola Mill is located 2.5 miles (7 minutes) from the I-81 highway, accessible via well-maintained state roads.
Coming from I-81 simply get off at exit 205 and take VA-606 (Raphine Rd) toward US-11 (towards Steeles Tavern). Once you reach US-11, turn left to head north and almost immediately turn right onto VA-56 (Tye River Tpke). In just under a mile, the mill will be on your right.
Coming from the opposite direction (traveling North on VA-56) from the Tye River Gap Recreational Area, the Osceola Will be directly on your left as you pass Emory Church and cross the bridge over South River.
We have free parking available directly in front of the main mill house (in front of the sign).
We also have additional free parking on the far end of the property (on the other side of the cabin) with easy to follow signage.
All rooms at the Osceola mill (including our private cabin) are for double occupancy only.
We do not offer rates for additional occupants beyond the included two guests and do not allow additional occupants or persons (beyond the registered two) in your room at any time.
We do not allow visitors or unregistered guests on the premises.
To help us create the best experience for all of our patrons, all lodging guests must be 21 years of age or older.
We do not allow any persons under the age of 21 to stay at the Osceola Mill.
Please keep in mind this is generally a couples getaway destination and we are striving to create the perfect romantic retreat.
To provide the best experience for all of our guests, we do NOT allow pets at the Osceola Mill.
Smoking is strictly prohibited inside the mill house, inside the cabin, or on any of our porches/patios.
Designated outdoor smoking areas are available.
Any guests unable (or unwilling) to abide by this policy will be charged a non-negotiable (non-refundable) $250 maintenance fee. Please smoke outside away from the buildings.
While we are easily accessible via well maintained state roads, this is still the rural Virginia countryside. The weather is quite unpredictable and winding country roads can be quite hazardous even given the best of conditions. Please drive carefully.
Please also keep in mind in months where snow is a concern all-wheel-drive or four-wheel-drive vehicles are highly recommended even though the roads you’ll need to travel are well plowed daily by the state.
Winter weather will make for a wonderful ambiance during your stay, but is most enjoyable when prepared for. We do not offer weather-related refunds so please prepare for the worst!
We are in the process of getting high-speed fiber optic internet installed at the Osceola Mill.
At the moment, however, we have limited internet bandwidth due to our rural location. Please keep in mind there is only so much streaming our fragile bandwidth can handle and storms generally "knock out" the internet.
This is a good time to disconnect and take some time away from all the normal hussle and bussle!
If you do need to connect though, info to access our free WiFi will be provided upon check-in.
One other note, cellular service is fairly limited, if not non-existent, for most carriers in our little nook of the valley. You may have to drive a couple minutes up the road to get service. You may also use our landline at any time during your stay. Just another wonderful excuse to fully enjoy your getaway!
Firm: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
A valid credit/debit card (matching a valid photo ID of the booking party and lodging guest) is required to book a lodging reservation.
The total amount owed for your selected lodging accommodation(s) and amenities (including tax) will be charged to your card at the time of booking.
Your lodging reservation (and any amenities) is not confirmed unless payment in full has been authorized and captured.
All rates, fees, taxes and balances must be paid in their entirety prior to check-in.
We accept all major credit/debit cards as a form of payment.
In the event of unforeseeable or unpreventable circumstances outside our control, we are not required to, nor do we, provide refunds for any rates, charges or fees already billed or paid.
In such circumstances, we are also not required to, nor do we, reschedule existing reservations to alternate dates.
This applies to all COVID-19 related circumstances and occurrences. Unless a state executive order specifically closes lodging facilities, we are unable to change/cancel reservations due to other COVID-19 related illness or other facilities/activities being closed because of COVID-19.
The booking party is held fully liable (both financially and legally) for any and all damages (or losses) to the Osceola Mill property or any other in-house guest's property as a result of their stay (including any of their associated guests). This includes damages due to misuse of towels, linens or other included amenities.
Any charges incurred due to damages (intentional or otherwise) as a result of your stay (or any associated guests) will be charged to the credit card on file for your reservation. We will contact you before charging your card, however we do not require your authorization for charges related to damages.
By booking a reservation at the Osceola Mill, the booking party (and all associated guests) is entering into a legally binding agreement within which the booking party(and all associated guests) agrees to all of the policies here listed.
If the booking party or any associated guests do not meet or abide by these policies we reserve the right to deny all members of the party access to the property without recourse, refund or reschedule.
If violation of these policies occurs, we reserve the right to have the guest(s) removed from the premises without refund or reschedule. The guest/booking party is also responsible for payment of any damages (or losses) as well as any relevant (and reasonable) policy violation fees.
We also reserve the right to take financial and legal repercussions to the fullest extent of this agreement and the law in the case of a violation of these policies on the part of the booking party or any of their associated guests.
We are a non-discriminatory business and do not not accept hateful or discriminatory speech or behavior in our establishment.
Any guests instigating or engaging in hateful or discriminatory actions or behaviors will be asked to leave the premises without recourse, refund or reschedule. Let's all get along :)

Any sensitive or personally identifiable information we collect to book or handle your reservation is never reproduced or shared with any third parties and will only be used to manage your reservation. We will never sell or share your info with a third party.
We enter all guest reservation info into our private secure database in order to provide a better guest experience. We will send an occasional email (immediate opt-out available) with content or offers we feel will be helpful or valuable (we will never spam or send more than one additional email per month).
We use Secure Sockets Layer (SSL) software to encrypt all commerce transactions to guarantee the safety of your personal payment information.
