- If the guest cancels less than 3 days in advance, the first night’s stay is non-refundable.
- If the guest arrives and decides to leave early, the nights not spent 24 hours after the cancellation occurs are 50% refunded.
- In case of a no-show, the total price of the reservation will be charged and is non- refundable.
- There is only one way in which we can acknowledge cancellation of the guest’s reservation; the guest must send a cancellation request stating the reservation number via email to the following address: rooms@tradingboundaries.com
- All cancellations are confirmed via email as soon as possible after the reservation cancellation has been requested.

COURTYARD GUEST ROOMS | TERMS & CONDITIONS
Reservations & Booking
- All requests to reserve a room must include the first and last name of any adults occupying the guest room and a valid debit or credit card for a guarantee of booking.
- When booking, please keep our maximum occupancy rules in mind - two people max for one bed guest rooms and four people max for our family suite with 2 bedrooms.
- We are currently only taking reservations up to 6 months in advance. If you’d like to reserve one of our courtyard rooms beyond this time, please speak with a member of our friendly front desk team on: +44 (0)1925 790 200 who can assist you with your booking.
Check-in at 3pm
- You can check-in any time from 3pm - 7pm local time. Room keys will be waiting for you at our front desk area inside the main coaching inn.
- Please note that our main entrance is to the front of the building. Arrangements for your departure will be made at the same time as check-in unless otherwise arranged.
- The balance of the full booking is payable on arrival at check-in time. Please note that check-in cannot be completed until full payment for the guest rooms has been received and guest information provided.
- A guest room key will be provided at check-in and after the full reservation amount has been settled. The cost of any keys in need of replacement due to loss by you as the guest will be charged by return.
- Our team will can always help with any information which may be required during your stay! If you’d like to know the location of near-by shops, good places to eat, sights you may like to see, places to go at night. Always ask our team for anything that would make your stay more enjoyable and convenient!
Check-out at 11am
- You can check-out any time you want…but you can never leave!! Hang on…no that’s The Eagles.
- Check-out is at 11am. Late check-out may be requested for an extra charge of £15 although we’re not always able to accommodate late changes and always depends on availability in our guest rooms the following day.
- At check-out time please drop keys back with our Front Desk team inside the main venue.
- Please note that a more detailed inspection of the room is made after check-out and we reserve the right to make charges for any damages, breakages or missing items identified before the room is occupied again!
- Any reservation deposits should be released by your credit card issuing bank automatically in 3 working days, but sometimes (depending on your bank) this can take up to 21 days. Any security deposit/pre-authorisation requested by the venue is not held by Trading Boundaries Ltd and we would never charge your credit card without prior communication regarding any issues that may arise.
- Our bed linen, towels, cushions, textiles, furniture and decorations are not gifts and should remain in the guest rooms upon check-out!
Cancellation Policies
Please carefully read our cancellation policy. Rarely can we make any exceptions to this. Our staff are instructed to follow these policies and rules. So to save any misunderstanding we would be grateful if you can observe the following:Standard Rate Cancellations

Standard Booking Price
Our Standard Booking price includes the following:
- All relevant taxes
- Continental breakfast for each confirmed guest staying in the room
- Utilities (water, gas and electricity)
- Internet and TV usage
- Towels, bed linen and hairdryer
- Cleaning before and after your stay
- All guest rooms amenities and facilities as mentioned on our website pages and in our correspondence
Please Note: Immediate termination of our guest room agreement is possible if:
- More guests stay in the property than agreed
- Excessive noise is made in the evening hours or at night
- Sub-letting the room you have reserved (or gifting it to other people without prior written consent of the venue). The number of people residing in the apartment should be the same as confirmed in the booking. Accommodation for additional guests may be requested.
- Even though our guest rooms are located in a rural location we do still have neighbours! All our guests are asked to respect the property and privacy of the neighbours and other guests and to not make any excessive noise between the hours of 23:00 and 08:00. This rule is applied as per local law so any late and loud partying is unfortunately, not permitted.
- We reserve the right to cancel any reservation, without refund if we find guests in contravention of any of our venue policies or if found to be breaking the law on the property.
- Trading Boundaries is not responsible for lost, stolen or forgotten personal things in the guest rooms however will try our best to locate and return any items lost or misplaced during your stay
Breakfast
Each of our guest rooms include a premium continental breakfast each morning per guest which is served inside the Café-Bar from 9am - 11am. If you require an early check-out, please speak with a member of the team as we can arrange boutique breakfast hampers to be delivered to your room.
Children Policy
One child under 12 years old stays free of charge, providing guests wish to provide their own travel cots or camping mats unless otherwise arranged in advance with the venue. For any extra children wishing to stay an additional room may be required.
Minimum Age Policy
Any guests must be 18 years or older to make guest room reservations or check-in at Trading Boundaries. A valid photo ID must be presented at the time of check in if needed for age verification.
Rooms & Requests
When you make a reservation for one of our signature double rooms, you are booking a guest room type and not a specific room. Interior design does vary between our rooms and although all amenities and features remain the same, there can be differences. We will try our best to cater to individual room requests, although depending on availability, this may not always be possible. Reservations can only be taken and confirmed via our website or in-house by making an advance payment of 100% of the full reservation amount. This can be paid using debit or credit card. Payment via bank transfer or cash is also possible by contacting the venue directly.
Extending Your Stay
After you have booked your stay with us, you can always extend your stay (depending on availability) by simply letting us know before you arrive.
If you are already staying with us and you would like to stay longer, please let us know at your earliest convenience. We will do our best to accommodate to your new plans and this might include relocating you to an alternative room should this be necessary.
Smoking Policy
Breathe easy… Trading Boundaries and our guest rooms are non-smoking. This applies to both traditional smoking methods and all electronic delivery systems, including vapes & e-cigs and any variations of the foregoing regardless of the product’s name. Any smoking in the rooms or strong lingering smoking scents in rooms will result in an extremely disappointed look and a £200 room cleaning fee! We have designated smoking areas on our Café-Bar decking and patio areas which can be used - providing ashtrays are available and cigarettes disposed of safely.
Dog Policy
We do allow Dogs in several of our guest rooms, however there is an additional £20 fee for bringing a furry friend. Dogs are only permitted in two of our rooms: Room 2 & Room 7. A maximum of 1 dog is allowed per guest room upon prior written consent from the venue. Just make sure your dogs do their business in the designated areas and are supervised at all times! Pet waste must be collected and dogs must remain on lead when outside of the guest rooms. Please use the washing facilities provided before bringing dogs into our guest rooms after a long muddy walk. Please note that pets cannot be left unattended in our guest rooms at any time. Any dogs (or guests for that matter) behaving in an aggressive or anti-social manner will be asked to leave the property immediately. Trading Boundaries does reserve the right to charge guests an additional cleaning fee should your pet shed a great amount of fur or make an undue mess in the room.
If any issues are found by the guest rooms team - a cleaning fee may be added to your bill or charged to the credit card on file at the current market rate of additional cleaning services. Should your pet cause property or item damage, an incidental damages fee may also be charged at market value of the damaged items to your credit card on file. No animals other than dogs & extremely chilled tortoises are permitted in the guest rooms.
Room Policy
We want you to have a great time when you are here. But if things get too crazy, we go by the old-school rule of ‘you break it, you buy it’ and property damages or missing items will be charged to your credit card or added to your bill at market value.
Pre-existing damages or room issues must be reported to the front desk immediately after check-in to avoid responsibility and potential charges. The venue allows guests, with permission, to receive occasional packages and special deliveries at the property.We are not responsible for the packages or their contents or the storage of them.
Quiet Hours
Sing your heart out or have passionate conversation all day long, but from 11.30pm to 8am we kindly ask guests to respect our quiet hours at the property for all guests and staff to enjoy a good night’s sleep.
Parking Policy
Holiday’s should be stress-free and for that reason, you get to park right in front of your room (or super close). By parking a vehicle at our venue you (and your guests) are doing so on your own accord. Trading Boundaries does not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property.If you plan on leaving your car in our parking areas for a while, not problem, just let us know, as we reserve the right to tow vehicles.
Alcohol Policy
The good news? We have a bar! However due to our licensing and company policy we require all beverages on the property be purchased through the venue, with the exception of transparent, see-through water bottles. Guests must purchase beer, wine & spirits from our bar areas – then, if you like, you can head back to your room (or the gardens) to enjoy. Cheers!
Accessibility Policy
Trading Boundaries is compliant with UK Accessibility laws and we do offer wheelchair accessible rooms.Currently we do not have a dedicated disabled access room with all the trimmings but we are looking to improve this in the near future. Please ensure any accessibility requests reach us by placing it in the comments section of the online reservation form, or by calling us directly on: +44 (0)1825 790 200 once your reservation has been made.
Cleaning Policy

Guest Safety Policy
As part of our commitment to guest safety, employees will not disclose the identity, room number or presence of a guest to anyone other than appropriate law enforcement. This includes the taking of or delivery of messages or indirect forwarding of phone calls. It is the responsibility of guests to communicate their presence and room number to any person they wish to receive calls or visits from. All rear driveway & exterior entrances to the courtyard and guest rooms are locked from 11.30pm - 7am each day, if you need access outside of these times you can usually arrange in advance with a member of the team.
Damages & Incidentals
- During your stay, the guest rooms, all equipment and furniture should be treated with care and kept in order. Immediate notification to Trading Boundaries staff will be expected of any damages or breakages in the guest rooms.
- You are financially responsible for any damage to the room. This includes losses caused by yourself or third party negligent actions and behaviour. A summary check will be made of the room at the time of check-out. However, a more detailed review of the condition of the room and all equipment and facilities will be made soon after check-out and before another guest occupies the guest room. You are responsible for any damages or breakages found that are over and above normal wear and tear and usage. In this case, a detailed statement of damage along with an invoice for the repair or replacement cost will be sent via email at the earliest convenience.
- Any costs may be deducted from the deposit if this is still possible. Otherwise costs may be claimed by return if they are greater than the deposit or where the deposit has already been returned. Please note, immediate notification after check-out of any damages to, breakages in or issues with the guest rooms is expected. Trading Boundaries can then take any necessary action to resolve any issues and make sure all the equipment and facilities are working and provided as expected.
- Any damage deposits requested by the venue are fully refundable upon check-out and subject to damage inspection of the accommodation. The deposit may be requested upon check-in, in cash or by credit card, along with a balance and is fully refunded at the check-out if the room is in good order and the company does not have any claims. The costs of damages or cleaning beyond what would be expected after responsible usage of the guest rooms will be deducted from the deposit, and the refunded amount will be the remainder of the damage deposit.
By reserving guest rooms at Trading Boundaries you accept the above Terms & Conditions and take responsibility for yourself and your guests to be aware of all house rules & venue policies for the duration of your stay.

Live Music Venue
At night and usually on the weekends our rustic Café-Bar transforms into a candle-lit award-winning live music venue, hosting concerts from world class artists in an intimate restaurant setting. We’ve been privileged enough to see performers such as: The Brand New Heavies, Rick Wakeman, Roachford, Paul Young, Toyah Wilcox and Steve Hackett among many others on our stage, and we sell out quickly so keep an eye on our What’s On page to guarantee you can get tickets early!
All of our weekend events are ticketed and guests staying in our courtyard rooms will need to purchase tickets for general entry to any concerts. Please be aware that evening food is only available during evening events by purchasing dining tickets for that night’s concert.
Our Courtyard Guest Rooms are set some 100 yards away from the main building and although all care is taken to keep volume to a minimum, there can be some ambient background sound during the concert from 9pm - 11pm and between 11 - 11.30pm when guests leave the venue at the end of the evening.
Cafe-Bar
Our fully-licensed Café-Bar is open from Wednesday to Sunday serving a delicious Lunch Menu alongside a wide selection of locally sourced Beers, Wines, Spirits, Coffee & Cakes. Expect daily specials and live jazz in the Café-Bar each and every Sunday.
Shopping & Fine Art
Alongside the courtyard guest rooms - Trading Boundaries is a quirky retail destination specialising in antique Indian furniture and handicrafts. We pride ourselves on having one of the largest and most interesting collections of vintage Indian furniture, gifts & accessories anywhere in the UK.
Feel free to wander our showrooms and enjoy a glass of wine while shopping, there’s usually something for everyone!
Weddings & Private Events
Trading Boundaries is also a fully-licensed wedding venue and hosts weddings & receptions during the summer months of May - September.
Weddings here at the venue are usually on a Saturday and if you are staying with us on a Friday night prior to a wedding, please be aware - we are usually unable to offer a late-checkout on the day of a wedding event.
