By placing an reservation to reserve any property at Studio154 Luxury Hotel, guest certifies that he/she is at least 21 years old or older. Reservation holder must send government issued photo ID to email@example.com immediately following booking.
Guest Rental Agreement
Studio 154 Luxury Hotel is dedicated to providing a luxury vacation accommodation and providing you with an excellent experience. We ask all of our guests to please adhere to the following rental policies to ensure that our guests have a safe and enjoyable stay in our lofts.
Studio 154 Luxury Hotel requires the person making reservation to be at least 21 years of age or older and must occupy the loft during stay.
Studio 154 Luxury Hotel has keyless entry. A smart phone is required to enter the premises and access your room. A link to the app will be provided in your check in email.
All reservations require payment in full at time of booking. Studio 154 Luxury Hotel takes all major credit cards. ** A valid credit card must be on file.
Check In/ Check Out Times
In order to supply our guest a clean unit and avoid delays we ask that all guest abide by our check-in time of 3:00 p.m. and check out time of 11:00 a.m.ANY GUEST CHECKING OUT LATER THAN 11AM WILL BE CHARGED A LATE CHECKOUT FEE OF $75.00. Any damages found upon arrival by the guest need to be reported by calling Studio 154 Luxury Hotel at (615) 891-0154 or firstname.lastname@example.org or by 8 A.M. the morning after arrival.
Cancellations within 48 hours of booking will receive a full refund or amount paid. Cancel up to 14 days before check in to get 50% refunded. Any cancellations after 14 days will be non-refundable.
A Major Credit Card as “Pre- Authorization” to cover incidentals and/or damages is required for a Security Deposit. The credit card will be charged for any excess cleaning, damages to the property or its contents, stolen property, and if there are any violations of the rental agreement. If the rental property does not experience any of the above, NO charge will be made to your credit card provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met. If you damage the loft, you will be charged at owner’s discretion.
NO SMOKING/NO DRUGS
No Smoking including but not limited to cigars, cigarettes, vapes, electronic cigarettes, etc. There are no illegal drugs permitted anywhere on the premises. Illegal activity will be prosecuted to the fullest extent of the law and will result in immediate eviction from the property without refund. If you are in violation of the smoking rule, any extra cleaning including but not limited to furniture, carpet, draperies or bedding needing cleaning because of smoke, you will be charged a minimum $250 smoking violation fee on your credit card. Violation penalty is maximum $1,000. Maximum OccupancyThe number of guests occupying a property is limited to the number stated in the property listing with the exception of an infant. These limits are strictly enforced. Exceeding maximum occupancy is grounds for immediate eviction without refund.
While children are very welcome, it is your responsibilityto ensure that the suite and lobby area are safe for your child. The suite and common areas including rooftop are not “child-safe” as various cleaning supplies, knives, or other normal household items may be within reach of small children. Please be sure to check all windows/doors are firmly closed and small children cannot open them.
We have a strict NO PETSPolicy with the exception of legal service animals. Proper documentation required. Please email if you have any questions or concerns.
Studio 154 Luxury Hotel’s quiet hours are from 10PM to 8AM. Guests are subject to penalties and/or fees if other hotel guests are disrupted.
Studio 154 Luxury Hotel is privately owned. Therefore each property may be uniquely different in décor, equipment, etc. Misrepresentation of any or all properties is unintentional. Studio 154 Luxury Hotel has the right to make any changes. All properties come set up as fully furnished properties, equipped with basic supplies of bedding, towels, kitchen supplies, bathroom toiletries and general house wares. We do have a complimentary coffee/refreshment bar located in the common area, as well as a common area washer/dryer for your convenience.
Each property is cleaned and sanitized before and after each reservation. Housekeeping will come by daily to tidy rooms, remove trash and restock mini bar. In the event that extra cleaning services above and beyond the standard departure clean are deemed necessary by Studio 154 Luxury Hotel, the credit card on file will be charged.
Every effort is made to accommodate guest in the unit requested, however, should the unit become unavailable due to an unforeseen circumstance, Studio 154 Luxury Hotel reserves the right to find substitute and/or suitable accommodations for the same period. InternetInternet service is available at no additional cost. However, we are not liable for any connectivity issues or equipment failure. We do not offer Internet support beyond providing WiFi Network and Password. No refunds will be issued full or partial for any failure of the Internet connection or equipment.
Every effort is made by Studio 154 Luxury Hotel to carefully maintain each loft and the equipment therein. However, unexpected and/or equipment failures of appliances may occur. If something is not working properly please contact the property manager within 24 hours. This will allow us time to respond to the problem as quickly as possible and also ensure that you are not held responsible for any issues.
Studio 154 Luxury Hotel guests can enjoy a beautiful rooftop amenity deck as part of their stay. We ask that there is absolutely NO SMOKING on our rooftop. Violation of this rule will result in immediate eviction from the property without refund. Under no circumstances should anything be thrown from the rooftop. This will result in immediate eviction without refund and possible legal action, should injury to property or person(s) occur. The rooftop is a shared amenity with other guest of Studio 154, so please be courteous and mindful of others. Also we ask that you do not exceed two additional guests per room occupancy and no unauthorized parties. You may reserve the rooftop for a private gathering for an additional fee. Owner(s)/Manager(s) do NOT assume any liability for loss, damage or injury to persons or their person property. Neither do we accept liability for an inconvenience arising from any temporary defects or stoppage in supply of water, gas, Internet, cable, or satellite TV, or electrical services or plumbing. Owner/Manager will not accept liability for loss or damage cause by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
TENANT AS SUBJECT OF THE LAW:
Tenant acknowledges that during the length of the rental period, Tenant and his/her guest(s) is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).
Termination of Rental
Studio 154 Luxury Hotel reserves the right to refuse or discontinue tenancy if in its opinion the guest is detrimental to the property. Any violation of the above mentioned policies could result in immediate eviction with loss of entire rental and deposit amounts.
** In placing an online deposit to reserve a property at Studio 154 Luxury Hotel, guest certifies that he/she has read and agrees to all terms of this agreement, conditions, and policies set forth within. Each confirmation also includes all these terms and conditions. For reservations made over the phone, an email with the terms and conditions will be sent to you. This contract must be signed and returned via e- signature in its entirety within 72 hours in order to confirm the reservation.
