Longleaf Piney Resort is South Mississippi's premier Glampground located on the tenth mile of the Longleaf Trace (https://www.longleaftrace.org/). LPR is set in the cool shade of towering pines and hardwoods of the Longleaf Trace. LPR offers five luxurious tiny houses. All houses are stocked with soft beds, linens, cooking and dining utensils, cold AC and hot water! LLT offers 44 miles of paved bike trails, 11 miles of mountain bike trails, and fishing and kayaking 1.3 miles away at the USM Lake Thoreau Environmental Center, (https://www.facebook.com/LakeThoreau/) We have complimentary community bicycles, axe throwing and corn hole on site to keep you busy while at camp. CANCELATIONS - If you cancel seven or more days in advance, you qualify for a full refund. If you must cancel your reservation within the seven days before your reservation begins, we will do our best to book your tiny house for someone else. If we can do so, we will offer you a full refund for any nights that we are able to book. If we cannot book the tiny house, we will not be able to refund your money. If you do not show and fail to cancel your reservation, you will be charged the full fee for your stay.
SEWER SYSTEM LPR has the best bathrooms and toilets that are serviced through a GREAT septic system. But septic systems do not perform the same as your city slicker plumbing back home. PLEASE do not put anything in the toilet that does not come out of your body naturally or our supplied toilet paper. Seriously - nothing but our TP. No Qtips, wipes, tampons, cotton balls etc. Likewise, the sinks all go through the same system and we do not have any sink disposals. So, nothing but fluids down the sink. No food, straws, toothpicks or whatever. If you violate any of the above requirements, we will perform an exhaustive DNA search and hunt you down to come back and fix the sewer.
PARKING Let's keep it classy campers. Please park your coolest car by the house and any extra cars (or visitors) in the guest parking by the road. One car by the house avoids too many vehicles that hide our houses and it makes it easier and safer to move around! We're going for a cool campground, not a parking lot!
NO SMOKING INDOORS - All LPR houses are non-smoking. Because the tiny houses are small, and smells tend to stick around, please throw out cigarette butts in the garbage area rather than in the tiny houses. Any violation of the smoking policy indoors will be charged an $250 additional Cleaning Fee to remove smoke odors from the home and/or linens.
QUIET HOURS - 10PM - 8AM Don't be that guy/girl! Please respect the privacy and experience of any neighboring camper by keeping it quiet during these hours.
PARTIES - In order for all of our guests to enjoy their time peacefully in the great outdoors we ask that any celebration not exceed the number of people staying in your house.
SPECIAL EVENTS In order to really blow it out, we require that you rent all of the houses in the campground. As much as we like a party we don't want to infringe on someone else's experience. Please email email@example.com to talk about ideas for a special event.
HOUSE SUBSTITUTION LPR reserves the right to substitute a Tiny Home of similar or greater value than specified in the guest’s reservation should the situation require it.
PETS - Sorry, pets are not allowed except Service Animals with prior notification. An additional cleaning fee of $500 will be charged to any guest who violates this policy. Sorry, all the bad dogs ruin it for the good dogs.
CLEANING LPR will have your house and linens cleaned before new guests arrive. Sorry, but we do not provide room service or cleaning during your stay. Please plan accordingly with your towels etc. If you are staying more than three days, we are happy to supply fresh linens and schedule a cleaning upon request.
DAMAGE Guests will be held financially responsible for all damages to the property or missing items discovered during their stay and/or immediately upon departure. Please don’t take anything with you that you didn’t bring yourself. We reserve the right and guests hereby authorize us to charge their credit or debit card for any damage incurred to their tiny house or any LPR property during their stay (including without limitation specialist cleaning) or for any items that are missing when they leave.
MOBILITY ISSUES Some of our tiny houses are designed with upstairs bedroom lofts. Be sure to check our website for a description of each house. Please note that our houses are not wheelchair accessible. We will try to accommodate any physical limitations to the extent that we are able to. Please contact LPR to discuss any questions or issues that you would like us to try and accommodate. By consenting to these terms, you agree that you accept the conditions in the tiny home that you are reserving. LPR is not liable for any personal injuries resulting from staying in or using any of our houses or campers. The signer indemnifies and holds LPR harmless against all such claims, including attorney’s fee incurred in defense of such claims.
CAMPFIRES - LPR provides each house or camper a private designated campfire area that includes a fire pit area, utensils and water hose to help with cooking and fire management. Please do not build fires outside of the designated areas and supplied fire pits. Do not leave any fire unattended. From time to time a “No Burn Ban” will be in effect and will inform you of the status when in place and request that you refrain from campfires during any burn ban period. Otherwise, we hope you enjoy the campfire and make sure you fully extinguish your fire before you leave it unattended.
No discharge of fireworks and firearms.
No hunting allowed on LPR property to ensure the safety of our guests and neighbors.
No operation of any motorized bikes or vehicles inside the LPR Campground Area. - Please refer to www.longleaftrace.com for rules and etiquette of the Longleaf Trace.
LPR Recreational Activities Agreement and Liability Waiver LPR is happy to supply various recreational activities (LPR Activities) for our guests that include but not limited to: Bike Riding, Disc Golf, Bocce Ball, Corn Hole, Hiking, Fishing (LPR Activities) All LPR Activities are available for LPR adult Guests and their supervised minors. All guests are responsible for their own safety along with any house guests or visitors. By acknowledging these terms and conditions you, your guests and visitors release any liability, waiver of claims, assumption of risks and indemnify LPR from any activities supplied or occurring at the LPR. By acknowledging you are waiving certain legal rights, including the right to sue. I acknowledge for myself and on behalf of my house guests and visitors the wish to participate in LPR Activities at my own risk. I am aware that these activities are HAZARDOUS, physically strenuous and involve certain risks. Those risks include but are not limited to; the risk of property damage and serious injury resulting from my negligence and/or others, malfunction of the equipment and injuries resulting from other participants not using proper safety procedures. In addition, I recognize that LPR activities could result in permanent injury or death. I understand that there is a risk of injury to myself and others from these factors, from the equipment, and other guests and I am solely responsible for the safety and wellbeing of myself and the minors in my care. Despite these and other risks, I wish to participate in the available LPR Activities. I hold LPR and Second Half Inc, it's owners and employees harmless and indemnify them against any or all claims, action suits, procedures, including attorney’s fees and expenses, damages and liabilities arising out of, connected with the LPR Activities. Including without limitation, those resulting from the manufacture, possession, use or operation of such equipment. I will be financially responsible for any expenses incurred in the rendering of said treatment. I agree to obey the Safety Instructions and Rules and to further use the equipment so as not to injure myself or others. I agree that my right to participate in the LPR Activities and use the equipment may be terminated without refund if I fail to follow such Safety Instructions and Rules. I am responsible for the return of all equipment in good condition or to pay replacement costs upon completion of the activity. I, on behalf of guests and visitors do hereby indemnify the owners of LPR, suppliers, agents, officers and employees from any claims, actions, lawsuits, procedures, expenses, damages and/or liabilities connected or resulting from the LPR Activities or spectating and from the use of equipment or premises whether resulting from the negligence of any party or otherwise. I further agree to indemnify the same said parties against any and all liabilities that may arise between myself and a third party. I have read and fully understand this “Activities Agreement and Liability Waiver” and recognize that it is a legally binding contract. I certify that I am at least 18 years of age and in good health or other conditions which could contribute to the exertion involved in LPR Activities and that I further intend to be bound by this agreement.
LIABILITY - Second Half Inc., dba Longleaf Piney Resort is a campground located in the woods and shares the area with various outdoor insects and inhabitants of the outdoors. To keep things simpatico with nature we try to limit illuminated light at night and we have tried to keep as many trees as we could. So that leaves dark nights and potential for challenging walking, driving and parking conditions. Please double check your surroundings while walking and driving in LPR. You are in the woods and there might be a tree, limbs, roots, loose rock etc that could cause you to stumble yourself or your vehicle. By agreeing to our terms and conditions you acknowledge that you are camping in the woods and realize the dangers inherent with driving and walking in the great outdoors. Longleaf Piney Resort (LPR) includes the following: (a) LPR and (b) the owners of the tiny houses on the LPR property) accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, pandemics, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures. LPR will not be responsible for the loss or damage of any property left in a tiny home other than as required under Mississippi law. LPR will not be liable for any indirect, consequential loss or pure economic loss(whether caused by the negligence of the Company, its employees, contractor, or agents or otherwise). The Company’s total liability shall not exceed the value of the Contract. Nothing contained in these terms and conditions may be read or construed as excluding any liability for death or personal injury caused by LPR's negligence or liability for fraud or fraudulent misrepresentation.
