Property and Cancelation Policies :
For the non refundable bookings are no cancellation or changes possible. In case of a cancellation, 100% of the total amount will be charged as cancellation fee.
Terms and Conditions
The check-in time officially commences at 13.00. Early check-ins are subject to availability upon arrival from 08.00 onward free of charge.
Check-out Policy:
Guests may check-out anytime from 08.00 - 12.00.
In the case where the guest would like to check-out earlier than 08.00, please contact the front desk for further information on the early check-out process.
The latest check-out time is strictly at 12.00.
Guests that check-out later than 12.00 will be unconditionally charged according to the following late-check-out fees:
● 500 THB from 14.00 - 17.00
● The FULL rental amount equal to 1 night after 17.00
Smoking Policy :
Smoking is not permitted in the rooms nor the hallways of the property. By acknowledging and signing this agreement you are confirming that you agree to a 2,000 THB penalty upon doing so. Please comply with policy in respect to other guests that reside here for health reasons.
The residence is in no way responsible for any issues that may arise due to the visiting guest. Guests are fully responsible for who they bring within the property.
Extra guests who wish to stay overnight must pay an 'extra guest' fee of 300 THB upon check-in. Foreign nations must present a valid photo verification to the front desk at check-in.
Housekeeping will provide the extra guest with an extra pillow, an extra towel, and an extra set of bathroom amenities.
No more than 1 extra adult guest may reside in the room (maximum 2 residents + 1 guest per room).
If this policy violated, the incidental deposit will be forfeited.
Damage Policy :
Guests are responsible for maintaining the condition of equipment and furniture in the room. We reserve the right to deduct any damages from the deposit paid by the guest.
Any damages is valued over the deposit amount must be willingly paid by the guest to cover the costs.
If there are not any damages upon check-out, the deposit is fully refundable back to the guest (if all other policies are also respected).
Please be aware that bed linen and towels are NOT gifts and should remain in the room. Any damages to the towels, linens, or room equipment / furniture may result in additional fees and charges.
Pet policy :
Pets are not permitted within the premise.
Parking policy :
Guests may part in the designated area in front of the property.
Parking is on a first-come-first-serve basis. Reservations for parking spots are not available.
The residence does not take any responsibility for damage, accident, or loss to your vehicle.
Room cleaning policy :
Please notify the front desk day-by-day on any room cleaning needs. The front desk will arrange a house keeper to clean guest's rooms.
For environmental and cost saving reasons, bed linens are changeable every 3 days. Towels however, may be replaced daily.

● Our residence is not responsible for any lost or forgotten items. Guests may contact our front desk to ask if the item had been found but the residence will not responsible for any shipping costs, coordination, or damage to your items.
