Portree House offers a secure garden, along with a spacious guest lounge with 24 hour tea/coffee making facilities and a flat-screen TV with Irish channels as well as BBC1, BBC2, Sky News and Channel 4. The TV is used to show all major sporting events.
In the mornings, the Portree serves traditional Irish breakfast along with lighter continental options. Guests are free to make use of the fully equipped kitchen to prepare meals and enjoy them in the dining area.
Portree is located at the end of a quiet cul-de-sac, yet is only a 5-minute walk from Waterford's shops, restaurants, and pubs, along with theatres and clubs. Waterford Distillery neighbours the property.
We have free secure bicycle storage, which proves handy for those cycling the Waterford to Dungarvan greenway which starts on our doorstep!

1. Smoking is not allowed inside the premises2. Alcohol is only permitted in moderation3. Check-in is between 2.30 pm and 9pm.4. Checkout time on the day of departure is 11.00am. Late departure from the room/rooms beyond this time may result in a €10 late fee per person per hour, or the cost of another night’s stay after 3pm.5. Guests agree to be liable for any physical damage to guest rooms or common areas and to reimburse the proprietors for any damages caused.6. Any damage or stains to bedroom linen & towels which result in them having to be replaced will be charged to the given credit card. 7. Vehicles can be parked in the guest house parking spaces if available. Under no circumstances are cars to be illegally parked beyond the guest house premises. Should there be no spaces available at the guest house, cars should be parked legally elsewhere.8. Please note that there is no elevator in the property and upper floors are accessed by stairs only.9. Pets are not allowed.10. All groups are expected to show consideration towards guests staying at the guest house e.g. keeping noise to a minimum especially at night (11pm – 7am), cleaning up the kitchen after using it. When requested, guests agree to vacate common areas, particularly late at night. Guests who continue to make an unreasonable amount of noise will be asked to leave without refund. In cases where the management deems a refund is necessary for guests who have been inconvenienced, those making the noise agree to be charged in line. 11. In the case of groups staying at the premises, the group leader(s) agree to take responsibility and ensure that their group will adhere to the above. They also agree to be held liable for any charges due as a result of guests in their group causing damage or breaking the above rules. All charges will be made against the credit card provided at booking or against any deposits held, regardless of whether the card holder is responsible for the noise / damage / late check-out etc. The card holder / deposit payer agrees to be liable for all guests checked in under their booking.12. Guest house staff have full authority to remove troublesome groups/group members from the premises. No refund will be given in these instances.13. The guest agrees to pay €10 for any missing keys.14. All prices quoted are room only unless specifically agreed otherwise.15. Photo ID is required at check-in (Drivers Licence, Passport).17. A 3% reduction is applicable to cash payments16. Cancellations in the final week before check-in will result in the first night's stay being charged. Cancellations in the final 2 days before check-in will result in the full amount being charged. In all cases 15% booking deposit is non-refundable
