Questions & Answers
What are your hours of operation?
The Lucas House is staffed 8:00am to 10:30pm. The backyard food cart hours are seasonal (ask staff).
What time is check-in and check-out?
Check-in starts at 3pm. Check-out ends at 11am.
When is my credit card charged?
If you book direct, your credit card is charged at that time. If you book through a third-party booking partner, your credit card is charged at check-in.
Do you provide high-speed wi-fi?
Yes. Our wi-fi extends across the entire property.
Do you provide heating and cooling?
Yes. Our heating-cooling system is a central system. Plus, individual heaters and fans are available upon request.

Do you provide towels?
Yes.
Do you provide soap and shampoo?
Yes. We provide an all-in-one body soap-shampoo in all bathrooms.
Do you provide laundry?
Yes. But is self-serve for $5 per combined wash and dry.
Do you provide a community kitchen?
Yes. A big one in the Lucas House, and a smaller kitchenette in the Annex House.
Do you provide coffee?
Yes. 24-7.
Do you provide sauna?
Yes. The sauna is available for all guests and "dirt-baggers".
Do you provide securable locker storage?
Yes. The primary shared dorms have lockers as well as the Annex House hallway and the bath house.
Do you provide luggage storage?
Yes.
Do you provide gear storage?
Yes.
Do you provide on-site security?
Yes. All doors require codes, all staff live on-site, and the property provides 24-7 surveillance.
Do you provide free parking?
Yes. You’ll find our paved private parking north of the house via the alley off Hill St. First come, first served. If full, overnight street parking is free between 4pm-11am.
Is smoking, vaping, or rolling allowed?
Yes. But not inside, and only in designated outside spaces (ask staff).
Do you allow pets?
No.

You may request cancellation of a reservation in-person or via phone, e-mail, or text until 48 hours before 3pm on the first day of the reservation for a 5% cancellation fee (to offset the processing fee we pay for the original transaction). However, if you request cancellation less than 48 hours before 3pm on the first day of the reservation or after 120 days from the date the reservation was first booked, all payment due for the first day of the reservation is non-refundable and only redeemable as a one-time use, equal-value credit for future lodging up to one year from the date the reservation was first booked. Staff may cancel a reservation due to reasonably unanticipated circumstances and will notify you as soon as possible.

You agree to comply with the Guest Policies ("Policies") of Bunk+Brew (the "Company") while on 42 and 26 NW Hawthorne Ave, Bend, Oregon (the "Property").
01. Reservations. You may create a reservation online or make a request in-person or via phone, e-mail, or text. Staff may decline same-day requests after 10pm. You may lodge overnight for no longer than six consecutive nights unless making a reservation online.
02. Modifications. You may request modification of a reservation in-person or via phone, e-mail, or text up to 48 hours before 3pm on the first day of the reservation.
03. Cancellations. You may request cancellation of a reservation in-person or via phone, e-mail, or text until 48 hours before 3pm on the first day of the reservation for a 5% cancellation fee (to offset the processing fee we pay for the original transaction). However, if you request cancellation less than 48 hours before 3pm on the first day of the reservation or after 120 days from the date the reservation was first booked, all payment due for the first day of the reservation is non-refundable and only redeemable as a one-time use, equal-value credit for future lodging up to one year from the date the reservation was first booked. 04. Check-In. You may check in between 3pm and 10pm. You will be at least 18 years old. You will provide your own unexpired government-issued, photo identification and a valid credit card matching your identification. You may not be a local resident. If Staff have not confirmed a late check-in request, and you do not check in before 10pm, Staff may cancel your reservation without refund.
05. Check-Out. You will check out before 11am unless Staff approve a late check-out request. If you check out after 11am without a late check-out request, Staff may charge a late check-out fee. You will pay for all remaining charges before check-out.
06. Reservation Rates. The Company will display rates via our website and our booking partners. Rates are subject to change and the Company reserves the right to modify rates at any time without notice unless booking through our booking partners. Rates may not include taxes and fees.
08. Minors. Minors under 18 years of age may enter the Property if supervised by a parent or guardian or an adult family member.
09. Pets. Pets are not allowed unless staff pre-approve prior to arrival and no pet may stay beyond six days. The approved pet must be leashed and monitored at all times on the property whether inside or outside unless "crated" inside an approved private room and is otherwise only allowed inside if in transit outside. Staff will charge $50 for a pet. One pet max per reservation. Staff will charge a $250 fee plus actual costs for an unapproved, unleashed, or unmonitored pet.
10. Fees. The Company will charge you for the following fees plus actual costs: $500 for possessing weapons or illegal drugs; $500 for creating a false fire alarm; $250 for smoking, rolling, or vaping tobacco, marijuana, or other indoors; $50 for special cleaning, including spills, vomit, etc; $25 for late check-out; $25 for lost or damaged bedding; and $5 for left-belongings storage plus $5 per hour until 3pm up to $25.
11. Risk of Loss, Theft, and Damage. You will pay the full replacement cost for any loss, theft, or damage you or your invitees cause to the Property or any Company personal property. You will bear the risk of loss, theft, and damage to your personal property and the Company will not be held responsible.
12. Parking. The Company will provide limited, unsecured parking. The Company will not be responsible for damage to your vehicle(s) and vehicle contents.
13. Privacy. You will have no expectation of privacy beyond that allowed by law. We may collect, use, and/or disclose your personal information but only for lawful purposes unless required otherwise by law.
14. Liability. The Property is provided “as is”. The Company makes no warranty or representation regarding the condition of the Property. You may use the Property and Company equipment at your own risk. The Company will not be liable for damages whether incidental, consequential, special, punitive, or other except direct damages resulting from willful misconduct or gross negligence and in no case: (a) beyond one (1) year after any act or failure to act resulting in a claim; or (b) above the last reservation amount you paid the Company. The Company will not be liable for circumstances outside its control that could not have been reasonably anticipated including but not limited to government actions, civil disorder, terrorist activities, and natural disasters.
15. Indemnity. You will indemnify the Company and Company Owners against any claims resulting from any act or failure to act by you or your invitees and you will reimburse the Company and Company Owners for all reasonable attorney fees, court costs, and other expenses necessary to defend against such claim(s).
16. Waiver. If the Company fails to enforce any right, it will not be deemed a waiver of that right or of any other right.
17. Rights. The rights of the Company outlined in these Policies are in addition to any other rights provided by law.
18. Governing Law. This agreement will be governed by the laws of the State of Oregon excluding its choice of law provision(s).
19. Disputes. If you have a dispute with the Company, the matter will be resolved in full via binding arbitration before you may litigate. If you and the Company cannot agree on an arbitrator, the arbitrator will be decided by a state court in the State of Oregon. The Parties will split arbitration costs equally. If you decide to litigate, the matter will be restricted to the exclusive jurisdiction of the state courts in the State of Oregon, and the prevailing Party will be entitled to reasonable attorney fees, court costs, and other expenses necessary to litigate.
20. Integration. This agreement supersedes all prior agreements, understandings, and communications between you and the Company.
21. Modifications. The Company may modify these Policies at any time without notice and any modifications are effective immediately.
22. Severability. If any of these Policies are rendered unenforceable, all others will remain enforceable.
